Homeowner off Rural Road called at 7:20 a.m. because the door wouldn’t lift more than six inches. We found a torsion spring with a clean break at the coil, which had thrown the door’s weight onto the opener. The opener motor was straining hard enough to burn out. We replaced both springs as a set, reset the cable tension, and reran the opener travel limits. From arrival to a fully balanced door: 90 minutes.

Customer near Tempe Gardens hit the wall button and got nothing but a flashing light. Multi-meter showed the wall circuit had power but the logic board wasn’t sending voltage to the motor. On a 2018 LiftMaster, that board is replaceable for a fraction of a new opener. We swapped the board, reprogrammed the home’s two remotes and keypad on-site, and ran the full open-close cycle five times before leaving. The photo record shows the dead board next to the new one.

A rental property near Tempe Town Lake failed its pre-lease inspection. The bottom panel was dented from what looked like a trailer hitch encounter, and the left rail had flared enough that the wheel was grinding. On a door that age, patching panels costs more than it’s worth. We recommended a full replacement with a 2-inch insulated Clopay. New track, new hardware, new seals. We left the old door dismantled and stacked by the dumpster, and the property manager had the written warranty in hand before we pulled out of the driveway.

A monsoon gust one August night knocked a door near Tempe Marketplace partway out of its rail. The right-side lower roller had jumped, and the panel was torqued at a nasty angle. We got the door back in the rail, replaced the roller and the three worst nylon wheels, and re-lubricated the track. Total repair: about an hour. Before work started, we showed the customer the bent roller and gave them the flat written price. They approved it right there in the garage.

Complete System Overhaul in Dobson Ranch

We rarely recommend a full overhaul. But a home in Dobson Ranch had a Wayne Dalton door, a Genie opener, builder-grade rollers, and springs that had been swapped once by a handyman. Nothing matched, and the door sounded like a garbage disposal. We replaced the springs, both cables, all rollers, the hinges, and the opener as one job. Written scope listed every part by name and price. The afternoon after, the customer could open her garage from the street and hear nothing at all.
